Both formats work. They just solve different problems, and the trade-offs are sharper in a leisure market than in a city.
What you own A villa is a plot plus a structure. An apartment is an undivided share of land plus an enclosed volume. Over long horizons the land component is what appreciates; the structure depreciates. That asymmetry favours villas in markets where land is constrained.
Privacy and outdoor space A villa gives you private garden edges, a backyard, balconies and a terrace that belong only to you. In a destination bought for its outdoors, that is not a luxury detail — it is the point.
Maintenance Apartments win on shared cost efficiency. Villas cost more to maintain per household, which is why a well-run community maintenance arrangement, manned security and CCTV matter so much for a home you will not occupy every week.
Rental performance Villas out-earn comparable apartments in leisure markets because groups and families book whole homes. A 3 BHK plus servant villa with a terrace and community pool competes with boutique stays, not with rented flats.
Resale liquidity Apartments are more liquid at lower ticket sizes. Villas have a narrower buyer pool but far less directly comparable competing supply — especially in a bounded location like Chilla, where new villa inventory cannot simply keep arriving.
The short version Buy an apartment for cost efficiency and easy exit. Buy a villa when the land, the privacy and the outdoor life are the reason you are buying at all.
