The process

Six steps, start to handover

  1. Step 1

    Confirm eligibility

    NRIs and OCI cardholders can buy residential property in India without RBI approval. Agricultural land, plantations and farmhouses are the exceptions — a villa in a residential project is not one of them.

  2. Step 2

    Remit through banking channels

    Payments are made from an NRE, NRO or FCNR account, or by normal banking channels. Cash purchases are not permitted.

  3. Step 3

    Appoint a power of attorney

    A registered PoA lets a trusted relative or representative complete registration and handover formalities if you cannot travel.

  4. Step 4

    Complete documentation

    Passport, OCI card where applicable, PAN, overseas address proof and photographs. Our team shares a checklist before booking.

  5. Step 5

    Plan for tax and repatriation

    Sale proceeds of up to two residential properties are repatriable subject to conditions. Take independent tax advice in both jurisdictions.

  6. Step 6

    Visit remotely, then in person

    We run live video walkthroughs of the site and share dated construction packs. Most NRI buyers visit once, around booking or handover.

Yes. Under FEMA regulations, Non-Resident Indians and Persons of Indian Origin may purchase residential property in India without prior RBI approval. Agricultural land, plantations and farmhouses are the exceptions, and they do not apply to a residential villa purchase.
